Compulsory Registration for Holiday Rentals: What You Need to Know


As of July 2025, owners of holiday rental properties must officially register their homes in the new statewide registry for tourist rentals. This measure aims to unify rental data nationwide and increase market transparency.
 

The regulation seeks to give users greater assurance of a property's legal status while enabling authorities to better monitor supply — especially in high-demand or overstressed areas.



 What does this new registry involve?


Registration is mandatory for all owners wishing to offer their property as a tourist rental, whether managed privately, via digital platforms, or through agencies. This must be completed before listing the property or accepting bookings.

Each registered property will receive a unique identification code that must be displayed in all listings and advertisements.

  • Register with the national system before launching the activity
 

Technical details and deadlines are being coordinated with the autonomous regions, so keeping up with updates is recommended.



What should you know if your property is in Catalonia?


Catalonia already has its own registry for tourist homes (HUT), and the new state registry does not replace it — it complements it. Therefore:
 

  • Homes must remain listed in the HUT
  • They must also appear in the new national registry
  • Both registration codes must be visible in all listings
 

Failure to comply may lead to financial penalties or even loss of the rental license.
